B & C Zoning Report Order Form
Our Standard Report includes zoning letter(s), certificate(s) of occupancy, and zoning code information from the jurisdictions. We also provide current zoning of the property, permitted uses, site plan approval, and a declaration of conformity, e.g. legal conforming, legal nonconforming, and nonconforming.
The following items can be requested with the Zoning Report for an additional charge.
The B & C Comprehensive Zoning Report:
Our Comprehensive Report includes zoning letter(s), certificate(s) of occupancy, zoning code information, outstanding building violation reports, outstanding zoning code violation reports, outstanding fire code violation reports, safety code violation reports, and condemnation reports from the jurisdictions. We also provide current zoning of the property, permitted uses, site plan approval and a declaration of conformity, e.g. legal conforming, legal nonconforming, and nonconforming.
All Zoning Report orders must be able to provide the following information: Building Height and Impervious Surface Coverage should be ordered with the ALTA Survey. A Tenant List / Rent Roll or Unit Mix is also required. Additionally, when a property use requires seating (i.e. theater, restaurant, etc.) please provide a seat count to accommodate parking requirements. When a property use is Warehouse or Industrial, please provide an employee count to accommodate parking requirements. Additional information may be required.
Some jurisdictions are not capable of rendering zoning letters, written verification, archived documents, or issuance of certificates of occupancy. In these cases, we collect as much documentation and verbal accountings as possible.
